10 Common Waterproofing Mistakes When Building a House That Homeowners Don't Know How to Avoid

1. Apply waterproofing after tiling:

- This is a classic mistake of many homeowners when constructing toilets or terraces.

- Waterproofing must be done before tiling, right on the concrete or mortar layer

If you apply waterproofing after tiling, the effect is almost zero.

2. Missing the drain collar - the number 1 source of leaks

- The pipe collar is the junction between the plastic pipe and concrete - water can easily leak if not properly waterproofed.

- Workers usually only apply cement or glue, not waterproof coating around the pipe mouth.

- Correct solution: Roll the expanding rubber strip around the circumference and pour Sika Grout to completely waterproof the pipe collar.

3. Do not submerge in water after waterproofing

- Many waterproofing projects are… tiled immediately after completion.

- No testing, no soaking test until leakage is detected, then the tiles must be chiseled and redone.

- Must cover the drain pipe, fill the floor with water and soak for about 72 hours for thorough inspection.

4. Only waterproof the floor, leave the wall base alone.

- Water not only seeps up from the bottom - but also spreads along the base of the wall.

5. Construction when the ground is still wet

- The surface is too wet, causing the waterproof layer to not adhere tightly and easily peel off after a few months.

- Make sure the surface is thoroughly cleaned and dry before applying the waterproofing layer.

6. Do not use a bonding layer or underlayment

Waterproofing does not adhere properly without the adhesive primer.

Some construction teams, to save time, skipped the Sika Latex layer or did not moisten the surface first, causing the waterproofing membrane to peel off in patches.

7. Do not treat cracks and joints

House walls often have small cracks - expansion joints - concrete joints.

We will treat cracks with Epoxy glue and Sikaflex construction, and for concrete joints we can use waterstop tape.

8. Using the wrong waterproofing materials

Not all materials are suitable for all locations.

For example:

- Toilets require flexible cementitious materials such as SikaTop Seal 107.

- Exterior walls require UV elastic coatings, such as Sika RainTite, SikaCoat Plus.

9. Rushing - not enough drying time

Waterproofing requires at least 3 coats, each coat 4-6 hours apart.

If the construction worker is in a hurry, the next layer will be applied over the previous wet layer, the fake membrane will crack easily and absorb water.

10. Not checking if the worker did it correctly

Many homeowners leave everything to the workers without asking about techniques or procedures.

The worker did something wrong but the owner didn't know, when the damage was done no one took responsibility.
